The big day is here. You're ready to close on your new home purchase. There's one thing remaining, the final walk through inspection. This is your chance to confirm that everything has been left ship shape and broom swept by the seller and the home is ready to move in to. Here are some general guidelines making sure the final walk through goes well, but keep in mind each home is different. You should be prepared for the house to be empty and that it will feel very different from when you last saw it. If the house was occupied when you last saw it, it was a home, not an empty building. Also, since it is not a new house, there may be some minor cosmetic defects as a result of the move, or normal wear and tear. When you check out the property during the final walk through, you should expect some nicks and marks. There may be holes in the walls or scuff marks too. There will be spots that will need to be repainted. You will have to patch up a couple holes. The sellers may even leave a few things behind. Now technically, they are not supposed to. Sometimes it just happens. So you should prepare yourself for that reality. Below is a final walk-through checklist. You can use it as is, if it suits you. or you can use it as a guide for making your own. If you see something not listed here, check it. **Check to see if anything was switched out** Make sure anything that you purchased from sellers, grills, patio furniture, snowblower, etc. are there and in good condition. Any problems take photos/videos call your attorney before you leave the house. This is your last chance to fix any problems before the closing, cause after the closing its to late.   1. Property Changes
  2. Fences
  3. Landscaping, grass cut, anything missing
  4. Over all house, roof, siding, chimney, gutters, windows, steps, sidewalk, driveway, patio
  5. A/C unit, not switched out or stolen
  6. Anything out of place
  7. Pool, summer time water should be clear and pumps running, winter time check with your attorney
  8. Check shed for junk, paint, etc. must be empty
  9. Check to see if anything was switched out

                            Inside, check operation, if you see something not here check it,

  1. Check attic for junk
  2. Check all walls for large holes
  3. Check all floors for deep scratches, or broken tile etc.
  4. All lights and fans operate
  5. Flush all toilets
  6. Run all showers and tubs
  7. Turn on all faucets hot and cold water
  8. Check hot water tank for leaks
  9. Turn on heat
  10. Summer time turn on A/c, winter time check with attorney
  11. Check all windows for operation and broken glass and screens
  12. Check all doors locks and keys
  13. Check under all sinks for leaks
  14. Check all cabinets
  15. Check operation of clothes washer and dryer (not switched out)
  16. Basement, water leaks sub pump operate
  17. Stove, oven, exhaust fan operation (not switched out)
  18. Microwave operation (not switched out)
  19. Refrigerator, freezer operation (not switched out)
  20. Dishwasher operation (not switched out)
  21. Check to see if anything was switched out
  22. Make sure owners manuals/instruction booklets are in place 
  23. If you see something not here check it
  24. Something smell funny
